What does an apartment at Canvas Cherngtalay cost?

Accepted Answer

Sansiri prices Canvas from THB 6.7M for the smallest one-bedroom to THB 15.9M for the largest penthouse, about THB 171,000 per m². The 49.75 m² 1B is listed from THB 8.53M and the 59.25 m² 2A from THB 9.79M. Corner 2E/2F and the penthouses are quoted per unit; we send the quotation for the exact unit within the day.

Is the building finished?

Accepted Answer

Yes. Construction ran from July 2024 to January 2026 on Sansiri's registered schedule; the photographs on this page are of the completed pools, gardens, lobby, fitness centre and show units. You buy a finished unit and move in after the transfer.

Question 3

How is the payment structured?

Accepted Answer

Booking fee of THB 200,000, 30% on signing the sale and purchase agreement, 20% as the down payment and the remaining 50% on transfer at the Land Department. Because the building is complete, the whole schedule fits into a few weeks.

What are the fees at transfer and every year?

Accepted Answer

From Sansiri's quotation: a one-off sinking fund of THB 650 per m², the common fee paid a year in advance at THB 85 per m² per month in years 1–2, THB 100 in years 3–4 and THB 120 from year 5, the transfer fee of 1% of the appraised value and, with a loan, a 1% mortgage registration fee. A 59.25 m² two-bedroom therefore carries about THB 38,500 of sinking fund and THB 60,400 of common fee in the first year.

Can a foreigner own the apartment freehold?

Accepted Answer

Yes: Canvas is a registered Thai condominium, so foreign buyers may hold up to 49% of the saleable area freehold in their own name; the rest is sold to Thai buyers or on lease. We check the foreign quota of the unit with Sansiri before the booking.

What is the difference between the 1A, 1B and the 2A–2D plans?

1A and 1AM are the 39–42 m² one-bedrooms with the living room to the balcony; 1B is the 49 m² one-bedroom with a dining corner. 2A–2D are the 58.5–61 m² two-bedrooms with two bathrooms and a separate kitchen; 2E and 2F are the 78–83 m² corner two-bedrooms; PH-1 to PH-3 are the duplex penthouses with a roof terrace. Suffix G means a ground-floor garden, P direct pool access, M a mirrored plan.

What is included in the price?

Accepted Answer

Every unit is delivered fully fitted: the kitchen with the counter and hood, built-in wardrobes, air-conditioning, bathroom fittings, floors and lighting. Loose furniture is Sansiri's optional furniture package, listed per unit type in the 2024 checklist we send with the quotation.

Boat Galleria is 30 metres away and Boat Avenue Park & Playground 70 metres — across the road. Villa Market and the Boat Avenue market are 800 metres, Porto de Phuket 1.1 km, Bangkok Hospital Clinic Bangtao and Laguna Holiday Club 1.8 km, Bang Tao beach 2.3 km, Blue Tree 3 km, Laguna golf 3.3 km, Catch Beach Club 4.4 km, HeadStart and Kajonkiet schools 5.3 km and the airport 17.1 km.

Sansiri Public Company Limited, founded in 1984 and listed on the Stock Exchange of Thailand (SIRI), one of Thailand's largest residential developers. Canvas is developed by its project company Phuripas Co., Ltd. on four title deeds of about 6 rai on Pasak–Koktanod road, next to Sansiri's The Base Cherngtalay.

Can I rent the apartment out?

Accepted Answer

Yes, long-term rental is standard for a condominium; Sansiri's property-care and leasing service can manage it, and Boat Avenue, Laguna and Bang Tao beach within 2.3 km keep long-stay demand high. Short stays under 30 days are regulated by the Hotel Act and the condominium rules; we explain what is allowed before you buy.

How do I reserve a unit?

Accepted Answer

Choose the layout and floor, we confirm availability with Sansiri's Phuket sales office and send the written quotation with the unit number, price per m², the payment steps and the fees. The THB 200,000 booking holds the unit; the agreement follows. Invest Phuket sells independently and charges you nothing.
